A written warranty on structural works and waterproofing, with a shorter period on MEP and finishes. Durations are stated in the contract as figures, not descriptions.

Four things: the plot or plan number and title deed, approved drawings if any, the finish level you want, and a rough budget even as a range. Having them cuts the back-and-forth and brings the first price closer to the final one.

Yes, subject to an assessment of mobilisation and accommodation costs before pricing. For small projects outside our operating range we say so plainly rather than accepting and then running late.
